Benowa Gardens

A NEW CHAPTER FOR THE GOLD COAST

community consultation in progress

Welcome to
the future of Benowa Gardens

Proposing the first true Urban Village for the Gold Coast.

Benowa Gardens is planned to rise on the site of the long-established Benowa Gardens Shopping Centre.

It will upgrade and transform a familiar local landmark into a vibrant, walkable precinct where people can live, shop, work and connect - all in one place.

Considered Access

Clear, separate entrances for retail and residential uses for safe all‑hours accessibility.

Together, these elements create a truly mixed-use precinct that enhances liveability while strengthening Benowa’s role as a key lifestyle and health hub.

The Design Vision

Designed by Neylan Architecture, the proposed Benowa Gardens redevelopment is guided by architectural and urban design principles to ensure the development feels open, welcoming and in harmony with its surroundings.

LIVE . WORK .PLAY . SHOP

A true mixed‑use retail, commercial and residential community in one connected place, creating genuine village life from day one, maximising the use of existing and enhanced infrastructure

ACTIVATED STREETS

Enhanced pedestrian and visual experience along all street frontages through interactive glazed shopfronts, well-integrated signage, inviting walkways, and thoughtfully designed landscaping.

OPEN TO SKY GALLERIES

Inviting, open-to-sky gallery corridors create effortless, enjoyable pathways connecting all major streets, enhancing the overall experience of accessing the amenities of the retail/commercial space and homes.

SHAPED FOR COMFORT

Recessed façades, thoughtful setbacks, and landscaped terraces create visual rhythm and a welcoming streetscape, while building heights step down towards neighbouring residences to preserve light, air flow, and view corridors.

CLEAR & SECURE ACCESS

Separate entrances for retail and residential uses along all street frontages, enhancing all-hours accessibility for residents, shoppers, parents, and school students, and fostering a village ambiance.

DISCREET PARKING

Car parking is screened behind retail or landscaping to preserve attractive, active streetscapes.

This thoughtful design ensures the project enhances Benowa’s visual character and creates a landmark destination built for people, not just buildings.
